AREA DEVELOPMENTS SUMMARY

Aileen-Willowbrook and Nearby Neighborhoods

Densification pressures are present close to home:

  • 300 John St Thornhill Square Redevelopment: 615 units (1,300 people), 1,210 parking spots
  • 8190 Bayview Ave Dollarama Plaza: 512 units (1,178 people), 1016 parking spaces 
  • 2300 John St: 677 units (1,557 people), 850 parking spaces
  • 95 Green Lane: 18 townhouses (63 people), 42 parking spaces

Ward 1 Extreme Urban Developments

Ward 1 is been subjected to extreme densification plans that will more than triple or quadruple its population in the coming years without adequate community services, parks, commercial and retail services. 

In order to reach such density, many building heights will go between 40-60+ storeys.

The biggest projects will add around  60,000 units and 133,000 people

Yonge North Subway Extension (YNSE) from Finch to Hwy 7: 

  • Bridge Transit Oriented Community (19,700 units and 36,000 people)
  • Yonge Corridor Secondary Plan (17.400 units and 35,000 people)

Langstaff Gateway Secondary Plan - remanent

  • East Langstaff  proposed MZO (9,283 units and 20,000 people)

Shops on Steeles redevelopment

  • 2900 Steeles Ave East – Shops on Steeles (5,049 units and 11,000 people)

Other factors not yet in play relate to future York Region Bus Rapid Transit Corridors (BRT) that will attract high densification as well.

300 John Street - Thornhill Square Plaza

Mixed use, 4 towers of 8, 12, 15 and 19 stories, 615 residential units (1,300 people), 1,210 parking spaces, 14,348m2 commercial/retail and 0.69ha park.

STATUS: "Stand-by":

  • No agreement on the Solution to sewage capacity  since Oct 2023 
  • OLT case is "closed" (no further actions) until parties re-open it
  • 4 year leases offered to existing tenants in 2025
  • Property listed for sale on Sep 2024
  • Settlement Agreement at OLT on Oct 2023

AWRA considers this application an over-development of the site and got involved actively since the beginning. AWRA is a Participant on the OLT case.

95 Green Lane

Residential. 2 building of 3 stories, 18 townhouses (63 people) and 

STATUS: Application in process (Dec 2, 2025).

A Statutory Public Meeting (SPM)  on the Applicant’s proposal took place last February 25, 2026.

Next door neighbors on Harold Lane shared their concerns regarding construction.

The property is currently deemed non-residential and it is located at the east border of the employment area. 

Application process will continue with a recommendation report by Urban Planning staff to DSC in the coming months. 

At this time, AWRA does not have any issues on the application.

8190 Bayview Av. - DolLarama plaza

Mixed Use. 2 towers of 12 storeys, 512 residential units (1,178 people), 1,016 parking spots, 3,841m2 commercial/retail.

STATUS: Approved by Council on March 25, 2025

Council directed
staff to review the requirements for intersection improvements. 

Romfield Resident Association (RRA) and AWRA keeps track on the status and next steps.

2300 John St. (john & Leslie Plaza)

Mixed Use. 4 towers of 9, 10, 12 and 24 storeys, 677 residential units (1,557 people), 850 parking spots and 799m2 commercial space.

STATUS: OLT Appeal (Merit Hearing scheduled on June 1, 2026)

German Mills Residents Association (GMRA) is a Participant in the OLT case. AWRA is providing support  and continues monitoring it.

2900 Steeles Ave East - The Shops on Steeles

Mixed Use. 11 towers from 12 to 54 storeys, 4,796 residential units (11,000 people), 3,582 parking spots and 12,580m2 commercial space.

STATUS: Under Review/Recommendation to refuse

In 2011, Markham reached a settlement for 1,235 residential units on 5 residential towers with heights ranging from 15 to 25 storeys but the property was sold.

In 2024, a new application was started.

On Jan 20, 2026, Development Services Committee (DSC) received a Recommendation Report to refuse the development application due to many issues. DSC gave more time for the developer to update the proposal (expected around May).

AWRA continues monitoring this application.

East Langstaff Gateway - ULTRA Density

Mix Use. Many buildings from 8 to 58 storeys, 9,283 residential units (19,773 people), 51,000m2 commercial/retail and unknown number of parking spots.  

STAUS: Pending Council Approval of MZO Request

In 2022 Langstaff Gateway Secondary Plan was upended when Ontario created Bridge TOC. The remaining part of the secondary plan is knows as Langstaff East (of Cedar Ave).
Landowners are proposing Markham support a MZO Request doubling the residential density without any material increase on parks, community services, schools, commercial and retail services.

On Oct 14, 2025 DSC Meeting  a recommendation to support the MZO  was narrowly approved pending Council Approval. For details check out the Recommendation Report.

AWRA is against such increase  and  voiced our concerns during June 2025  on our written deputation and participation on the Public Community Engagement Meeting. We also has provided our comments to Councillor Irish and are ready to make a deputation to Council.
AWRA is in contact with Councilor Irish and working to make your voice heard during the future Council Meeting.

Yonge Corridor Secondary PLan - ULTRA Density

Initial Markham estimates include 58,000 net new residents and 3,800 jobs but developers already going to OLT requesting much more.

STAUS: Secondary Plan is on hold due to Bill 60

There is a risk of Ontario taking control by declaring the lands around the subway stations as TOCs.
AWRA is monitoring the progress.

Bridge TOC - ULTRA Density

Mix Use. Many buildings from 5 to 80 storeys including 24 towers of 50+ stories.

20,490 residential units (43, 644 people), unknown m2 commercial/retail and number of parking spots. 2 schools and 1 Library/Community Centre.  

STAUS: In Progress??

Infrastructure Ontario is not providing any public updates
